Payments

Final Payment

Non-Holiday Reservations: The remaining balance is due 30 days prior to arrival.
Holiday Reservations: The remaining balance is due 60 days prior to arrival.

If the final payment is not received by the applicable due date, we reserve the right to cancel the reservation with or without prior notice. It is the guest’s responsibility to ensure that payment has been received by Lifestyle Villas.

Accepted Payment Methods

We accept the following payment methods: Check, Wire Transfer & Credit Card

Credit Card: American Express, Visa, and Mastercard are accepted. A 5% credit card processing fee will be added to all credit card payments.

Taxes

All reservations are subject to applicable taxes, including:

16% Value Added Tax (VAT / IVA), as required by Mexican federal law.
4% Baja California Sur Lodging Tax (Impuesto Sobre Servicios de Hospedaje), as required by state law.

These taxes will be itemized on your reservation confirmation or invoice and are subject to change if required by federal or state law.

International Visitors: Foreign visitors may also be subject to the Baja California Sur “Embrace It” tourist tax, a government-mandated fee that is paid separately through the State of Baja California Sur and is not included in your reservation total.

Reservations and Deposits

To confirm your reservation and secure your selected dates, a deposit is required.

Standard Reservations: A 50% deposit is required at the time of booking.
Last-Minute Reservations: Reservations made within the final payment period (45 days before arrival for non-holiday stays and 60 days before arrival for holiday stays) require full payment at the time of booking.

Reservations are not confirmed until the required payment has been received.

Cancellation Policies

Non-Holiday Reservations

Cancellations or reservation changes made more than 30 days before arrival will receive a full refund minus a 10% administrative fee.
Cancellations or reservation changes made within 30 days of arrival will be refunded only if we are able to re-rent the villa. Any approved refund will be subject to a 10% administrative fee.
If we are unable to re-rent the villa, your payment will be held as a credit toward a future reservation, provided the new stay is completed within one year of the original reservation date.

Holiday Reservations

Once the Rental Agreement has been signed, cancellations or reservation changes will be refunded only if we are able to re-rent the villa. Any approved refund will be subject to a 10% administrative fee.
If we are unable to re-rent the villa, payments are non-refundable and cannot be applied toward a future reservation.

Reservation Prices Do Not Include

Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.

Liability & Damages

Guests are responsible for their own safety and the safety of their party during their stay. Lifestyle Villas and the property owner are not responsible for accidents, injuries, illness, loss, theft, or damage to personal belongings that occur during your stay.

Guests are responsible for any damage to the property or its contents caused by themselves or anyone in their party. The cost of repairing or replacing damaged items may be charged to the guest.

By booking a reservation, guests acknowledge and accept these terms.

Some reservations may require an additional damage deposit

Use

It is agreed that the Premises shall be used only for residential purposes, no animals and for no other purpose whatsoever.
Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof.
Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
Smoking is not permitted in any residence. A $150 fee may be charged for ionization, if smoking in the property is detected.
